As a local Licensed Real Estate Broker I will list your home in the local Realtor®s MLS (Multiple Listing Service using the Open Listing form) for a pre-paid flat fee of $295. I will also take (and input into the MLS) up to 8 photos for you, to advertise your property on the MLS. Additionally, your home will be a featured item on my web site, "www.budparent.com" so that I too can search for your buyer.
Your property information, photos and other information will be displayed in the MLS for up to 6 months with no additional charges. Should you need to re-list or extend the property, each relisting will be at 50% of the prior fee charged. You will also receive all the necessary disclosures as published by the Florida Department of Real Estate along with a sample completed forms package.

There are no commissions due (for my flat fee pre-paid MLS listing service) from the sale unless another Realtor® brings you an acceptable offer from a client he/she is working with. Normally you will pay them a commission in the amount of 2-3% of the agreed upon sales price. They will be instructed to put their commission into the offer and you will deal with them directly as buyers agents. You are not represented by a broker under this program.

Because your home appears on several web sites on the internet, you are "for all practical purposes" exposing your property to millions of potential buyers from around the globe. The public has access to these sites and more and more of them are doing their own searches. So don't get caught with just a local newspaper ad or a front yard sign...think big...go global with my flat fee program.

As a reminder, no REALTOR®s need be involved, in other words, you can always sell the property yourself to buyers you locate through your own efforts.

At closing you agree to notify us of the sales price; we then remove your property from the MLS, post the sales price and selling agent info so others can benefit from your activities and our flat fee service role has been completed.. So........
